WHAT TO EXPECT…


Prior to Finding You a Home, I will:
1.  Provide you an informational packet explaining the process of buying;
2.  explain agency relationship; and
3.  work with you to determine ability to borrow.

During the Search for the Right Home, I will:
1.  Provide you with regular updates on newly listed properties; and
2.  provide office phone, home phone and cellular phone access to be available    for offers, questions, problems and details.

At the Time of Offer, I will:
1.  Present your offer to the Seller;
2.  Discuss available financing;
3.  Explain the terms of the contract; and
4.  Handle the negotiations.

Prior to Closing and at Settlement, I will:
1.  Provide a list of Inspectors and accompany you to the inspection;
2.  Assist you in finding the right mortgage lender and financing;
3.  Process the Contract and deposit earnest money;
4.  Monitor that contingencies are completed in a timely manner (i.e., inspections, loan approvals, etc.);
5.  Set up final walk-through inspection and closing date;
6.  Accompany you to the final walk-through; and
7.  Personally accompany you to the closing to allow for a smooth transaction.

Post Closing, I will:
1.  Keep in touch and maintain communication with you; and
2.  Be available for any of your future real estate needs and questions.

Just as your accountant, doctor and mechanic get to know your needs through a steady relationship, your Buyer's Agent also gets to know your real estate needs and concerns. This type of relationship is built by open communication at all times and by touring homes with Agent so they get a good idea of your feedback and concerns about each. There is little to gain from trying to find and tour homes on your own. You will save time because I can provide extensive information about any home before you see it.

What is a Buyer's Agency Agreement?
When you sign a Buyer Agency Agreement, you are simply agreeing to "hire" a personal representative who, by law, must represent your best interests to the best of his/her ability. All of this personal service is available at absolutely NO COST TO YOU! You get an experienced real estate professional devoted to protecting your needs to help you make one of the most important investment decisions of your life.

You may be saying to yourself, "What's the catch?" The "catch" is that you are signing a legal document between you and the Buyer's Agent that will establish a legal relationship with duties and obligations on the parts of both parties. Your Agent's obligations are set forth by law, as is yours. Your obligation is merely this: You agree to let your agent represent your home buying needs exclusively throughout the duration of the agreement until you find a home and take title. The duration is a variable YOU DECIDE. This is to guarantee that the Buyer's Agent receives compensation from the Seller's Agent for the work she has been doing for you.

Signing the Buyer Agency Agreement merely means that you agree that your agent should be compensated for the services in guiding you professionally through the home buying process. The beauty of the situation for you, the Buyer, is that you don't even have to pay the fee. (*See Below.) If you do buy a home while under a Buyer Agency Agreement, the Buyer Agent named in the agreement must receive commission compensation. This is established by law to prevent unscrupulous people from taking advantage of the compensation structure of the real estate industry. Because you are not paying your Agent's commission, there is no advantage to trying to save money by circumventing the Agent's services near the transaction's closing.

While under a Buyer Agency Agreement, contact your Realtor regarding any home you see advertised as For Sale By Owner before trying to view the home. Your Realtor can instruct you on how commission will be handled on these homes.
